Assets Under Advisement
IREF assumes a facilitator role – where we engage in sourcing, evaluating, and analyzing a wide range of deals within our pipeline throughout the semester. We strive for excellence in identifying and underwriting commercial real estate properties, employing rigorous analysis and due diligence to generate attractive risk-
adjusted returns. Our acquisition groups utilize their industry knowledge and market insights to unlock value and optimize asset performance.
Once the Fund selects an investment that fits our thesis, the group will present the deal to our investors, who may choose to invest their capital into the deal. Any capital they contribute will be considered as part of the club's investment into the deal, ultimately forming our AUA.
Acquisition Pitches
When our acquisition teams are not actively engaged in live ongoing deals, they dedicate each semester to crafting and delivering a mock acquisition pitch to our internal fund. They are responsible for analyzing the current commercial real estate market and determining a location and asset type that will perform well in the future. Each report contains an investment recommendation, extensive market research, and a financial model that includes a rent roll, pro forma, and equity waterfall.
